Brownfield Assets

We assess underperforming or underutilised industrial and commercial assets, reviewing repositioning plans, environmental status and the credibility of the proposed execution.

Market Overview

Brownfield situations are complex because the constraints are physical, legal and environmental at the same time. Assessment work has to reconcile all three before any commercial view is meaningful.

We review site status, environmental and structural reports, planning and change-of-use pathways, and the operating partner's capability to deliver the plan that has been described.

Our role is analysis, documentation and due diligence coordination. We do not acquire assets or provide capital through this website.

Opportunity

Mature industrial and commercial assets frequently sit below replacement cost, and the difference between a viable and an unviable plan is usually documentary and technical rather than financial.

Our Approach

We review the repositioning plan against independent technical and environmental evidence, the regulatory pathway and the operating partner's record, and document what remains unresolved.

Risk Considerations

Assessment relies on independent technical and environmental review, verification of permits and insurance, and identification of contractual indemnities and residual liabilities.

Assessment Criteria

  • Credible basis relative to replacement cost or comparable transactions
  • Clear legal and environmental status, or a documented remediation path
  • Location supported by demonstrated demand fundamentals
  • Experienced operating partner with a relevant record
  • Realistic timeline and a coherent exit assumption
